Maintenance & Safety

Who is responsible for garage door maintenance in a rental home?

Quick Answer

Generally the landlord, because a garage door is a fixture of the property and safety equipment rather than a tenant's possession. Tenants are typically responsible for damage they cause and for reporting problems promptly. Read the lease, but understand that a landlord usually cannot contract away responsibility for safety systems like auto-reverse and photo eyes.

The general division

A garage door is part of the structure, like a water heater or an HVAC system. Under Oklahoma's landlord-tenant framework, keeping the structure and its fixtures in working, safe condition falls to the owner. That covers springs, cables, openers, tracks, and the safety systems.

Tenants own two things in practice: damage they cause, and prompt reporting. A tenant who backs into the door is generally responsible for that repair — the situation in backing into a garage door. A tenant who notices a frayed cable and says nothing for six months has arguably contributed to what happens next.

Safety equipment is not negotiable

The photo eyes and auto-reverse on a residential opener are federally required equipment, and a lease clause assigning their upkeep to a tenant does not make a disabled safety system acceptable. If a rental's sensors have been bypassed — the trick described in whether bypassing sensors is legal — that is a hazard the owner carries regardless of what the paperwork says.

For landlords, this is the part worth taking seriously. A door that injures someone with defeated safety equipment is a materially different exposure than an accident with a properly functioning one.

What tenants should do

  • Report in writing. Text or email, so there is a dated record. Verbal reports evaporate.
  • Describe the symptom, not the diagnosis. "Loud bang, door now very heavy" is more useful than "spring broke."
  • Photograph it. Especially anything that looks like fraying cables or a gap in a spring.
  • Do not attempt spring or cable work. It is dangerous and it shifts liability onto you.
  • Stop using a door that is clearly unsafe and say so in the report.

What landlords should do

Put the door on a maintenance schedule rather than waiting for calls. Annual service catches springs before they fail, which converts emergency calls at inconvenient hours into scheduled visits — the case made in an annual safety check. Between tenants is the natural time, and it also gives you a documented condition baseline.

Also change access between tenancies. Old remotes and old keypad codes do not expire on their own; the clean reset is in erasing all remotes. For commercial tenancies the split works differently, and we cover it in commercial door repair responsibility. Our OKC team works with property managers across the metro — free estimates.
