Who pays for garage door repairs in a rented commercial space — landlord or tenant?

Where the answer hides in your lease

  • Tenant maintains "the premises," landlord maintains "structure and roof." Overhead doors sit ambiguously between the two, and this ambiguity generates most disputes. A door is arguably part of the building shell, but its springs, opener, and rollers behave like equipment.   • NNN with explicit door language. The overrides that trump lease type

Negligence follows the negligent. When a driver backs a box truck into the door or a pallet gets pushed through a panel, the tenant (or their insurer) pays regardless of lease structure. Expect the landlord to require repair to original spec; keep your own photos of the door's pre-existing condition from move-in to avoid paying for old damage.

Wear versus capital. A worn-out spring is maintenance. A full door replacement when the 25-year-old door finally rusts out is arguably a capital improvement to the landlord's building, and many NNN leases exclude capital items or amortize them. Practical playbook when the door fails mid-lease

  • Secure and document first. Photograph the failure, note the time, and send written notice to the landlord even if you believe it is your bill. Notice protects you either way.
