Should garage door tracks be lubricated or left dry?

Roll versus slide: the physics in one paragraph

A garage door roller is a small wheel with bearings. Its whole design assumes rolling contact against clean, dry galvanized steel, which is a very low-friction pairing already. Add grease to the rail and two bad things happen. First, the wheel can lose traction and skid instead of spin, which drags flat spots onto nylon tires and hammers steel ones. Second, the grease becomes a collection strip for everything airborne in an Oklahoma garage: red clay dust, cottonwood fluff, insulation fibers, sawdust. Within a season the rail carries a gray abrasive sludge that wears the very parts it was supposed to protect. Our techs can usually tell "the WD-40 house" the moment the door starts moving.

Where the spray can should actually point

The confusion is understandable, because a noisy door does need lubrication, just not on the rail. The service points, all covered in detail in our quarterly lubrication guide:

• Roller bearings, the balls visible around the roller stem, not the tire surface.
• Hinge knuckles, every pivot on all 8 to 14 hinges.
• Torsion spring coils, a light film to quiet coil-on-coil friction and slow rust.
• End and center bearing plates on the torsion shaft.
• The opener's rail-trolley contact point: this is the exception people half-remember. On many chain and belt drive openers, a thin smear of white lithium where the trolley slides on the opener rail (the rail up the middle of the ceiling, not the door tracks) is correct, and screw-drive openers need their screw greased. Check your manual; some newer rails are self-lubricating and want nothing.

Use silicone or white lithium spray labeled for garage doors. Skip penetrating oils as lubricants; they are solvents that strip the factory grease out of bearings, then evaporate and leave nothing behind.

If someone already greased your tracks

No harm done that a cleaning will not fix. Wipe the rails out with a rag and isopropyl alcohol to cut the residue, wash with dish soap and water, and dry them, the same routine as our track cleaning walkthrough. Then watch a few cycles. If the door still hesitates or shudders at the same spot, the sludge may have already worn the rollers, or the track took a bend somewhere along the way, and both are quick diagnoses on a repair visit. A related myth worth retiring at the same time: soaping or greasing tracks does not fix a door that has become loud or heavy.
